After a busy festive period, the New Year is seen as the perfect time to reset for so many of us as we declutter, establish new routines and tackle our resolutions.

It's also a popular time for sellers to put their home on the market.

But why wait till January? December is still a great time to list your property!

1. Beat The Competition: With fewer sellers before Christmas you can stand out from the crowd and face less competition on property portals. Buyer demand is year-round and this is an opportunity for you to list when supply is down.

2. Buyers Are Serious: There are less speculative buyers looking at this time of year so you are likely to recieve more attention from serious buyers who are generally committed to moving quickly and making a worthwhile offer. They're often buying with a deadline or for a particular reason, such as relocating, new job or baby on the way.

3. Boxing Day Boom: In 2021, Rightmove reported that Boxing Day visits were 54% higher than the previous year and that there were also more than 51 million visits between then and the first working day of the New Year. Potential buyers have more time on their hands to browse property portals while they're off work and a new house is almost certainly on their list to Santa.

Take advantage of this busy search period and get ahead of the January rush by instructing Collier Estates to prepare marketing material for your property this side of Christmas. This includes a free valuation, professional photography, floorplans and finalising the details of your listing.

Don't miss out on the opportunity to sell your home this month while the market is still very active. You could be much more successful than you previously thought.
